| The correct selling price of a home is the highest price that the market will bear. As we all know, the housing market has tanked all over the country due to loose lending standards, predatory lending practices and real estate speculation that began in 1999 and drove housing prices to unsustainable highs that peaked in June 2006. Well, it's safe to say we're not in Kansas anymore and thank goodness we're not in California, Florida, Phoenix or Las Vegas! For sellers, things are bad here but no where near as bad as they are out there no matter what the Case-Shiller Index would have you believe. Fortunately we are somewhat shielded from this recession due to our proximity to Washington DC and of course our very own Ft Detrick; both provide tremendous and growing job opportunities. Even so, we do have our share of foreclosures and short sales and as a result the average home price in Frederick County declined approximately 18% from January 2008 to January 2009. We continue to decline around .5-1% each month, although that has started to level in many spots around Frederick County. There is still an abundance of available homes on the market these days and we are still very much in a Buyer’s Market. Pricing your home correctly from day one in a Buyer's Market in the middle of a recession driven by an exploded housing bubble is extremely important. Like-wise, making an offer to purchase a home in an unstable market deserves the same cautious attention to detail.
